What’s that new construction in greater Modesto? Answers for several sites
Earlier this week, readers sent in questions about construction projects in and around Modesto. From what’s happening to the old Kmart store in Oakdale to renovations at Davis High, we found answers.
What’s being built in the Modesto area?
15th Street Apartments
Two six-unit apartments are being built at 425 15th St. in downtown Modesto, near Tacos Vallarta and the Department of Motor Vehicles office. The one-bedroom, one-bathroom apartments will feature a full kitchen, in-residence laundry and covered porches and parking.
Jessica Hill, the city’s director of community and economic development, said this is the largest market-rate downtown housing project the city has seen in 10 years. In contrast to affordable income-fixed housing, market-rate housing prices are determined by supply and demand.
“Modesto is a very great place to be, and people want to continue to reinvest in our community,” Hill said. “The city has looked to have residential in our downtown for a long time.”
The Bee was unable to reach the developer before publication, so price estimates and the timeline for completion are unknown.
Livewor Place
A new three-story, mixed-use building is under construction at 3313 Coffee Road, south of Sylvan Avenue. The first story will be used for office and retail spaces, while the upper two floors will be residential.
The plan includes six commercial spaces, which businesses will fill in the future. Livewor Place will have 15 total apartments, with an handicap-accessible unit on the first floor and seven units on the second and third floors. Three of the units are one-bedroom, but the rest are two-bedroom. The units range from 860 to 1120 square feet.
The plans also include 55 parking spaces.
Riverbank 108 Shopping Center
The shopping center, next to Dutch Bros on Patterson Road, houses Grocery Outlet, Tractor Supply and Habit Burger & Grill. Grocery Outlet will open soon and is now hiring, according to its Facebook. Tractor Supply opened in May, and Habit Burger & Grill opened earlier this month.
There is one pad still available for a quick-service restaurant with a drive-thru, a retail or an office space, according to the developer’s website.
The new shopping center sits next to a vacant field, and city planners said there are no active plans to develop that property.
“While the city would welcome future development of the property, we are not currently reviewing any development plans for the site and no plans or applications have been submitted,” Riverbank Community Development Director Joshua Mann said in an email.
The Bridges Apartments
Construction continues in the Kiernan Business Park near Dale Road and Bangs Avenue. The Bridges Apartments will offer 312 units. When finished, it will comprise 11 three-story buildings and one nonresidential amenity building.
Amenities will include a fitness room, golf simulator, resort-style swimming pool and spa, dog park, pickleball courts and cornhole play areas, according to the developer’s website.
Expected rent prices are unknown, but the apartment’s website states that it is “designed to support a high-quality living experience.”
An apartment complex built by the same developer and a new hotel have gone up in the park in recent years. The entire area consists of 614 acres and has seen medical, office, retail and residential development.
The Crossings
Another massive residential construction project is underway near the northeast corner of Briggsmore Avenue and Claus Road, called the Crossings. This development will bring 527 new homes to Modesto, with prices starting around $500,000, according to previous Bee reporting.
The developers are constructing traditional, Spanish, and farmhouse-style houses, with a maximum size of 2,533 square feet. The complex will also include a trail for walking and biking and a 3.5-acre community park with a playground.
Houses are for sale starting at $491,490.
Grace M. Davis High School
Davis High School is undergoing major renovations, including new baseball and softball fields, a track and multipurpose stadium, a Health Services Academy building and a new aquatics complex.
The two campus renovations are funded by a $198 million bond that passed in 2022 for repairs and upgrades at high school facilities, according to previous Bee reporting.
The aquatics complex is set to be completed by the winter. Along with a high-quality Myrtha pool, the complex will have a single-story building for equipment and restrooms.
The stadium is estimated to be completed by fall 2027.
What about all those vacant buildings?
Toys “R” Us and Orchard Supply Hardware
The former buildings for both stores on Sisk Road are still vacant, according to real estate site LoopNet.
Long Drugs on McHenry Avenue
The Long Drugs space is still vacant, though U-Haul bought and renovated it before also leaving. As of 2024, the property was still owned by U-Haul affiliate Amerco Real Estate, according to Regrid parcel data.
Ceres Walmart
Unlike the previous buildings, Ceres has plans for the former Walmart on Hatch and Mitchell roads. Plans for a new Dutch Bros Coffee and Take 5 Oil Change were announced earlier this year. Other likely tenants include Five Below, Vallarta Supermarket and Ross Dress for Less.
The transformed location will be called Mitchell Market, according to plans for a sign change.
Oakdale Kmart
The Kmart in Oakdale closed in 2019, and the city has plans to turn its former location into a 50,000-square-foot Walmart. The developers plan to demolish the old Kmart building, but Mayor Cherilyn Bairos said they first need to get an air quality permit for demolition.
The plans are not yet finalized, and the developers still need to submit their documents for a construction permit. Bairos said the city expects the Walmart to open in late 2027.
