What’s all the construction on Modesto’s Dale Road? Expect new housing, dining, hotels
Spring has sprung and so has construction on big new projects coming to Modesto’s northwest corner.
Work is underway on a number of developments that will bring more hotel rooms, housing and dining to what a few years ago was still mostly vacant land across from the Kaiser-Permanente hospital on Dale Road.
Now the Kiernan Business Park is well on its way to filling up, with two hotels starting ground and foundation work, an apartment complex in the framing process and a gas station nearing completion.
The land’s master developer, Stanislaus County Supervisor Mani Grewal, said the new projects will fill a need in the region for short- and long-term housing, and hopefully attract more people to the area with its close-to Highway 99 location.
He is developing an 84-room Courtyard by Marriott and next to it a 74-room extended-stay Home2 Suites by Hilton on the north side of Grewal Parkway. They will join Grewal’s existing 96-room Residence Inn by Marriott one block away on Healthcare Way to serve people visiting the hospital and region.
“Oh, we need it. We are losing about 1,300 to 1,400 reservations every month (at the current Residence Inn) because it’s full,” Grewal said.
The new 51,000-square-foot Courtyard will have a restaurant as well as a Starbucks inside. Expect framing on the Courtyard to begin the first week of April, with a projected completion date of March 2023. Framing on the Home2Suites should follow this August, with a planned October 2023 opening.
To the east of the new hotels will be a new 206-unit luxury apartment complex. Nic Whetstone, owner of Modesto-based Rubik Built construction, is helming the project. He expects the first 60 to 70 units to be completed by December, with the rest projected for next spring.
The complex, called Luxe at Kiernan, will have one-, two- and three-bedroom options. The high-end units are expected to rent for $1,800 to $2,500 each. Luxe will join Allure at 2920, an apartment complex on Healthcare Way that opened in late 2020, in the development.
One of the first projects to finish will be the new Chevron at the corner north of Dale and Grewal Parkway. The gas station will have a restaurant attached, likely a fast-food place, as well as a car wash.
Other new food options will be coming along Dale Road, with a large flagship Yogurt Mill still in the works. Grewal expects construction on the shop to begin this fall.
Four other lots also fronting Dale Road between Healthcare Way and Grewal Parkway are ready for development for more quick-service food options. Grewal said Dutch Bros Coffee and Boudin Bakery have expressed interest already in the available lots, but nothing has been finalized. The Boudin potentially would be the San Francisco sourdough chain’s first location in Stanislaus County .
While work is moving apace on various projects, many of the developments are several months behind schedule because of lingering issues related to the pandemic. But Grewal said that isn’t necessarily a bad thing.
“We are very pleased, it’s actually good timing. The Residence Inn is totally stabilized and the Allure apartments are fully occupied. Everyone has gotten that ramp up period and is ready,” he said.
