What’s being built along Dale Road in north Modesto? Restaurants, hotels, more coming
The northwest edge of Modesto is about to get a whole lot busier.
As Stanislaus County comes out of the pandemic, construction is booming along Dale Road in the city’s Kiernan Business Park. Two years ago only a few completed buildings stood across from the Kaiser-Permanente hospital. But soon they’ll have plenty of company as work is underway on several new projects.
Construction is in various stages on what was once largely vacant land to the east of Dale Road, between Bangs and Kiernan avenues. The two-block section will be transformed with new restaurants, retailers, hotels and more.
The first of the new construction to finish during the pandemic was the Allure at 2920 apartment complex. The four-story residence opened last October on Healthcare Way, in front of The Park senior living complex and El Rio Memory Care Community.
That was followed this spring by the opening of The Brass Tap, a long-awaited craft beer bar and restaurant that opened in April. The eatery sits across from the Redwood Cafe, which was the only restaurant in the area before all the construction work started in the area last year.
But the two restaurants won’t be lonely long. New eateries and cafes are planned in the development and construction should be steady for the next year to two years, said Stanislaus County Supervisor and former Modesto City Councilman Mani Grewal, whose is behind several of the planned projects in the business park.
“It got really busy really quick (in the business park),” Grewal said. “When we built out it was just the memory care and the hotel. Now the whole area just popped.”
Next to The Brass Tap, work is underway for a 76 gas station and Starbucks coffee cafe that will sit on the south corner of the newly paved over Grewal Parkway. The gas station and cafe should open by September or October, Grewal said.
Across from the 76 and Starbucks will be a Chevron gas station on the north corner of Grewal Parkway. That project will include a retail component and a quick-service sandwich shop, Grewal said. Expect the Chevron to be finished in about nine months to a year.
On the same street, a new flagship Yogurt Mill store will soon be under construction. Grading is underway on that project and Grewal said he expects the yogurt shop to be ready by midsummer next year.
Two pads are currently available and Grewal said they’re in talks to bring in a quick-service restaurant and a full-service sit-down restaurant to those spaces.
Two large hotels are also planned in the development, a Courtyard by Marriott and a Home2 Suites by Hilton. Grewal said those large developments are slated to be completed by November 2022 and the first quarter of 2023, respectively.
Construction on another project on the corner of Healthcare Way, in front of the existing Residence Inn by Marriott, is also well underway. PMZ Commercial Real Estate agent Rebecca Ellis said that new build will become a “couple restaurants with a drive-thru coffee” shop. Work is expected to be completed this September.
Judging by the popularity of the new neighboring apartment complex Allure, the new businesses coming to the business park should have no problem attracting people. Al Hernandez, the apartment complex’s manager, said the all the units are full with no vacancies, even with studio apartments starting at hefty $1,595 a month.
“We have a lot of commuters to the Bay Area and they like having the easy access to the freeway and that right down the road have Vintage Faire Mall close by,” said Hernandez, who works for FPI Management.
Despite delays caused by the pandemic, including supply and labor shortages in construction, Grewal said he’s please with how development is going in the business park now.
“Everyone is moving full-steam ahead,” he said. “I think within the next 18 to 24 months everything will be totally developed there.”
