The Hamptons, a community of 436 luxury apartments, coming to northwest Modesto

A landowner plans to build 436 luxury apartments near Kaiser Permanente Modesto Medical Center in the northwest corner of the city.

Construction could start as soon as within six months, said Joe Smith, president and chief financial officer with API, a Modesto-based architectural and planning firm. “We know there is a need for the product,” he said, “and we are trying to respond to that as quickly as we can.”

He said the intent is to build all 436 units and not build the project in phases. Smith said if construction starts within six months, he expects the complex could be ready for its first residents by summer or fall 2023.

Smith did not know the potential rents for the apartments.

The project is called The Hamptons and will be built on a nearly 20-acre site bordered by Dale Road to the east, Kiernan Avenue to the north and Healthcare Way to the south.

The landowner is Medcal LLC; the civil engineer is GDR Engineering from Ceres; the landscape architect is KLA from Sonora; the general contractor is Impact Homes from Ripon; and API is the architect.

Medcal official Ron Malik declined to comment and referred questions to Smith.

The Hamptons will be made up of 19 three-story buildings with exteriors that have an East Coast-New England look with brick and wood accents. Each building will have an elevator and a landscaped courtyard.

The complex will consist of 132 one-bedroom, 264 two-bedroom and 40 three-bedroom apartments. The apartments will have one-car garages, and there also will be covered parking. (The eight apartments that comply with the Americans with Disabilities Act will have two-car garages.)

The complex will be gated. The streets will be tree-lined and landscaped. There will be a community center, community gardens, pool, sun decks, fire pits, dog park and dog wash and charging stations for electric vehicles. Most of the kitchens will have islands, and the apartments will have 9- or 10-feet high ceilings.

“We are trying to raise the bar,” Smith said, “by providing certain features and amenities not found in a typical apartment.”

The city’s Community and Economic Development Department reviewed the development plan and approved it April 18. The project needed only staff approval because the land is zoned for multifamily housing.

Smith said the project has applied for a grading permit and expects that work to start soon. The other steps include completing the plans and then having them checked by the city.

This is not the only multifamily housing project in northwest Modesto.

The Allure at 2920 on Healthcare Way opened in 2020. It’s about a quarter mile east of The Hamptons. The complex consists of 100 luxury apartments. And construction is underway for a 206-unit apartment complex just south of The Allure at 2920 on Grewal Parkway.

The City Council this month approved changing the land-use designation of 67 acres just south of the Kaiser Medical Center that is expected to facilitate the eventual construction of as many as 600 to 700 market-rate apartments.

There also is work underway on a number of other projects that will bring more hotel rooms, dining and other developments to this part of Modesto, including an 84-room Courtyard by Marriott and 74-room extended-stay Home2 Suites by Hilton on the north side of Grewal Parkway.
