Long-empty downtown Modesto building has a new tenant. Why it’s going viral on social media

A new cafe is opening in downtown Modesto that may require you to invite a friend or 10 when visiting.

Con Azucar Cafe has gone viral on social media for its larger-than-your head conchas (Mexican sweet bread) and giant coffees. One TikTok video, filmed at the franchise’s San Jose location, has nearly 15 million views.

It’ll open at the corner of 10th and K streets at the end of February, according to the Modesto Downtown Improvement District. The building previously housed Starbucks and has been vacant for over 15 years.

Con Azucar was established by a group of friends that wished to fuse the flavors of Mexico with the coffee scene of the United States, according to the company’s website.

The walls of the cafes are adorned with murals of iconic figures in Mexican history, including Frida Kahlo, and with decor that symbolizes Mexican heritage.

On the menu are various hot and cold coffee drinks, frescas and other refreshers, sandwiches and toasts, and sweets. Giant conchas are $35 for the round shape and $40 for the long shape. Cafe gigantes, used to dip the conchas in, are $40.

Aside from oversized conchas and coffees, another Con Azucar specialty is its selfie-ccino, a coffee with your face printed on the froth using a specialty machine and flavorless food coloring.

There are more than 10 locations of Con Azucar in the Bay Area and the Central Valley, plus one in Omaha, Nebraska.
