Modesto’s shuttered Party City will be replaced with a chain discount store

It’s been around half a year since Party City in Modesto closed, and the McHenry Avenue site soon will host a new tenant.

After filing for bankruptcy a second time, Party City announced it was going out of business in late December 2024. All stores were closed by the end of February 2025.

The unit next to Asian Market has remained vacant since. That will be changing, as Five Below — known for pricing most of its items between $1 and $5 — has signage posted indicating it will take over the spot.

The discount retailer has taken over retail spaces from other bankrupt national chains as part of its rapid growth strategy, according to previous Modesto Bee reporting.

There is one other Five Below store in Modesto — at 3250 Dale Road near Trader Joe’s.

Construction workers were seen at the site Monday afternoon preparing it for the change. An opening date has not been announced.
