National apparel retailer moving into long-empty Turlock Monte Vista Crossings spot

After sitting empty for several years, the former Office Max space in Turlock’s Monte Vista Crossings has found a new tenant.

The 18,200 square-foot space next to the BevMo! on Countryside Drive has been vacant for more than seven years since the office supply retailer left. Over the years it has served as temporary home to the ever-present seasonal store Spirit Halloween, but has not found its permanent tenant.

Now, according to ShopCore Properties, which manages the successful Turlock retail center, the national Western clothing chain Boot Barn is moving into the space.

The Western and work wear retailer has had a store in Turlock for more than 15 years. Its existing location is on Sixth Street south of the downtown area is still operational. The store is expected to move from its current location to the new, larger space in the northwest Turlock shopping center in November.

Boot Barn has other Central Valley locations in Modesto on Parkway Plaza and in Manteca on Commerce Avenue. The company, founded in Southern California in 1978, has grown to become one of the largest Western wear and lifestyle sellers, with 265 stores in 36 states.

In 2020, right before the pandemic, the company had planned to double its retail footprint, according to Forbes. In June, Boot Barn’s CEO touted its continued growth despite COVID-19 disruptions, with shares up 86% this year so far, according to CNBC.

According to the ColSol commercial real estate listing, Office Max maintained the sublease on its vacant Monte Vista Crossings space until 2018.

Boot Barn isn’t the only new business coming to the bustling Turlock shopping complex. Last year, amid the pandemic, the home furnishings company Pier One announced it was going out of business and closing all of its 540 stores. The company had a location on Countryside Drive, which has since closed.

Now its replacement is up and running. This summer, Five Below opened in the 9,300-square-foot space. The discount retailer is known for selling most of its merchandise for $5 or below. Founded in 2002 in Pennsylvania, the company now has more than 1,000 stores in 40 states.

The imminent arrival of Boot Barn and opening of Five Below means only a small handful of vacant retail spaces remain in Monte Vista Crossings. The former Office Max space was once of the center’s few vacant junior anchor spaces.

Currently, the largest empty available space is the 20,000-square-foot former Bed Bath & Beyond location. The home and bathroom accessories seller closed earlier this year.
