It’s always nice to hear about local businesses doing well. And when it’s a business affected by the housing market, it’s even more impressive that it’s celebrating 35 years.
The Cooper Company of Modesto is doing just that, by moving into a new headquarters on Coffee Road.
Jean Marie Cooper started the company in 1981. “It was really the first association management in Modesto,” said Bob Burge, Cooper’s son-in-law, who took over the business with his wife, Angela, in 2010.
The company manages homeowners associations of all types, Burge said, including gated communities, condominiums, senior communities, and industry and business.

Of course, homeowners associations can be viewed as both a blessing and a curse – peoples’ homes are a very personal thing, after all – and Burge said keeping clients informed is key to keeping them happy.
“Often with homeowners it’s extremely important to make sure they’re heard and they’re validated,” Burge said. “It’s important to have lots of communication with newsletters and websites.
“What you don’t want to happen is you don’t want the perception that The Cooper Company is the association police, and the first they hear from us is they are in violation of some rule in their community. It needs to be a more positive approach and outlook.”
The real estate crash that hit our area harder than just about any other eight years ago made for a huge hurdle.
Starting when the market crashed in 2008, associations suffered along with homeowners.
“Associations were not getting the same dues income as they were in the past,” Burge said. “It really took a concerted effort with our boards. … We had to budget carefully to get through that time.”
Now, however, the future is looking brighter.
“Things have definitely come around,” Burge said. “Folks are investing in their communities in order to have them be the best they can be.”
And now The Cooper Company is handling those investments from its new offices.
“This was a space that was basically a shell,” Burge said. “We were able to customize the space.”
That means an additional meeting room and an open layout that still allows for privacy.
And there’s another perk: “We’re managing the building as an association,” Burge said. “So we gained a client in the process. It’s a good fit all the way around.”
