North Modesto could see 2 developments
Two development proposals in north Modesto – which could include single-family homes, senior housing, a hotel and a restaurant – are making their way through City Hall.
The Planning Commission will take up one of them at its meeting Monday. Modesto-based Valley Ventures LLC is requesting to start the process to divide nearly 20 acres on Dale Road across from the Kaiser Modesto Medical Center into five parcels. The firm also is requesting a change in how storm drainage is handled. City staff supports the change, but the City Council eventually would have to approve it.
Modesto Planning Manager Patrick Kelly said Valley Ventures has not filed plans with what it envisions for the site but has talked about putting in senior housing and a medical complex, hotel and restaurant.
Kelly said Valley Ventures has a second project under review by the city, for 45 vacant acres on the west side of Dale Road just north of Vintage Faire Mall. He said Valley Ventures has submitted plans for a 170-lot, single-family-home subdivision on 28 acres. There could be multifamily housing and commercial development on the remaining acres.
Kelly said the city will be sending out notices to nearby property owners notifying them of an upcoming meeting to discuss the subdivision.
He said both projects are good news for Modesto, which has not seen a lot of development since the recession. He said the benefits include construction jobs and permanent jobs that will come with the development.
Valley Ventures officials did not return phone calls seeking comment.
The Planning Commission meets at 6 p.m. Monday in the basement chambers of Tenth Street Place, 1010 10th St.
