North Modesto gas station, convenience store on hold

A proposed development in north Modesto that includes a gas station, convenience store and car wash is on hold after the Planning Commission asked city staff for more clarity on appropriate land uses in that area.

The commission was asked Monday night to determine whether the proposal was an appropriate land use within a business park. The development is proposed for nearly 4 acres at the northeast corner of Dale Road and Bangs Avenue, near the Kaiser Permanente Modesto Medical Center.

Vivtesh Gill is considering building the gas station, convenience store and car wash, as well as a roughly 8,000-square-foot building for stores and a 4,000-square-foot building that could house offices and/or a sit-down restaurant.

The proposed development also drew concerns from a husband and wife who live next to it as well as a representative of nearby property owners who want to develop their property.

City staff recommended the commission determine the project was an appropriate use within a business park, which “is intended to accommodate the development of modern, employment-intensive office and non-nuisance light industrial uses,” according to a city report.

Commissioner Sandy Lucas said Modesto has not done a good job of maintaining the integrity of its land-use designations by allowing projects that do not fit within the designations. “Modesto has a pattern of changing its zoning,” she said.

No date was given on when this matter will be brought back to the commission.
