Senior living facilities taking shape in north Modesto

Two projects in north Modesto will provide more housing options for residents with memory problems and seniors who want to stay independent for as long as possible.

El Rio Memory Care Community off Dale Road, east of the Kaiser hospital, is on schedule to open in mid-September with rooms for 72 residents who suffer from Alzheimer’s disease and dementia.

It is one of nine facilities under construction by Washington-based Koelsch Senior Communities, a growing company with 23 senior living centers in eight states.

The $35 million center will offer studios, one-bedroom and two-bedroom apartments for seniors who are independent but may need some help with cooking and housekeeping.

The senior living facilities will be on Healthcare Way when the street is extended on the east side of Dale.

Koelsch said its construction firm also has a deal to build the Marriott Residence Inn in the same 20-acre development.

Mani Grewal, a Modesto councilman and businessman involved in the hotel project, said grading work for the $16 million hotel began this month. The 96-room hotel is projected to open in March or April 2018.

From 85 to 90 employees will work at the senior living facilities in north Modesto. Construction of the two centers has put 100 people to work; about 60 percent of the subcontractors are from the local area, Koelsch said.

Mary Keaton, executive director for El Rio, said the company’s research showed the Modesto area is underserved by memory care facilities and senior housing. Many facilities are full with waiting lists.

Keaton said 16 people have put down deposits giving them a choice of rooms or apartments at El Rio and The Park.

Aaron Koelsch, president and chief executive officer, said it’s a family-owned company started when his parents bought a nursing home in Kelso, Wash., in 1958. Koelsch said he believes a facility built by his parents in 1971 for seniors who needed help with dressing, bathing and eating was one of the first assisted living centers – if not the first.

El Rio services

The memory care facility with semi-private and private rooms will cater to people who need assistance with daily living because of Alzheimer’s or similar diseases.

Services and amenities will include housekeeping and laundry services, activities and exercise programs, a dining room for family gatherings, a beauty and barber shop, walking paths and 24-hour licensed nursing.

Monthly costs will start at $4,400, including meals, activities and care, and range up to $6,600 for residents needing the highest level of attention. Clients at Koelsch facilities often have long-term care insurance, qualify for veterans benefits or have personal finances to pay for the costs, Keaton said.

According to company literature, prices at the 160,000-square-foot independent living center will range from $2,600 to $4,100.

The available services will include housekeeping, fully staffed kitchen and dining hall, a movie theater, saltwater pool and jacuzzi, woodworking shop and shuttle service. The 3.65-acre center will be for residents who are 55 and older.

Koelsch expects to hire 40 employees to work at The Park.

Grewal said the projects in Kiernan Business Park East will generate property taxes and other revenue for the city.

He said a 9 percent room tax on hotel stays will give the city from $400,000 to $500,000 a year. The Residence Inn is designed with studio suites and kitchenettes for business travelers and people conducting business in Modesto.
