Small-lot home development in Turlock opens for a peek

TURLOCK — Fitzpatrick Homes will hold a grand opening Saturday at Summerfield, its new energy-efficient, small-lot development in north Turlock.

Summerfield's 81 homes are certified as energy efficient and meeting the Department of Energy and the Environmental Protection Agency's Energy Star standards.

The homes offer fiber-optic telecommunications options for faster Internet connections.

Four floor plans are offered, ranging from 1,650 to 2,319 square feet. The lots are about 3,700 square feet.

Base home prices won't be announced until Saturday, but they are expected to start in the mid-$300,000s.

Homes in Summerfield must pay about $600 per year extra in property taxes for a special fire department and police bond.

The first homes are expected to be finished in July.

Summerfield homes include granite kitchen counters and ceramic tile flooring in the kitchen and bathrooms as standard features.

The smaller homes have garages in back, next to alleys. The larger homes have the more traditional style of garages in front with driveways.

The homes' architect was Hunt Hale Jones of San Francisco.

The sales office is at 3952 Mulberry Drive, near Christoffersen Parkway and Colorado Avenue in Turlock.

In Escalon, Morrison Homes has started selling at Silverwood.

The 35 lots range in size from 6,000 to more than 9,500 square feet. Buyers have five floor plans to choose from, ranging from 2,155 to 3,262 square feet.

Base prices, before upgrades, are $375,990 to $445,990 depending on the model. The homes are in a special taxing district, so buyers must pay about $900 a year in additional property taxes.

Silverwood is the first Escalon subdivision to offer AT&T fiber-optic wiring options for high-tech telecommunications.

Model homes are expected to open in September, but a sales office is on site at 3394 Silverwood St., Escalon.
