Workshops in Stockton, Patterson to address foreclosure, home loans

Homeowners concerned about their loans can get free advice at foreclosure prevention workshops today in Stockton and Saturday in Patterson.

One-on-one counseling from housing specialists and face-to-face negotiations with lenders will be offered, along with workshops to help homeowners save their houses.

Among the lenders who will attend are IndyMac Federal Bank, Chase, Litton Servicing, Countrywide and Washington Mutual.

Homeowners should bring all loan documents to assist counselors and lending representatives.

Today's event will be from 4 to 9 p.m. in Building 5 at the San Joaquin County Fairgrounds, 1658 S. Airport Way, Stockton. Representatives from Washington Mutual and Chase banks are expected to be there to meet with their mortgage customers.

Saturday's event will be from 8 a.m. to 3 p.m. at Apricot Valley Elementary School, 1320 Henley Parkway, Patterson. Mortgage modification representatives from Washington Mutual, Chase and Litton Loan Servicing will attend, and other lenders have been invited.

During Saturday's event, homeowners can attend seminars on:

How to avoid foreclosure and lending scams

How to determine if you can afford to keep your house

What mortgage solutions are possible

How to negotiate with lenders

What the tax consequences are on forgiven loans

To prepare for either event, homeowners are encouraged to download and fill out two forms posted at www.modbee.com/housing. The Foreclosure Conference Intake Form and the Household Budget Form will help homeowners gather the data they will need to negotiate with lenders and work with counselors.

Also posted on The Bee's site are fliers about the events along with links to advice on how to avoid foreclosure, steps toward keeping your home, counseling agencies approved by the Department of Housing and Urban Development, a budget worksheet for homeownership, and information about loans secured by the Federal Housing Administration.

The event is sponsored by No Homeowner Left Behind, Central Valley, in partnership with community and government groups.
