Manteca homes debut; Modesto sites on view

MANTECA — Florsheim Homes will hold a grand opening today for its newest development, Valley Blossom in Man-teca.
The 177-lot subdivision will offer four floorplans ranging from 1,207 to 1,785 square feet. The average lot size is 3,400 square feet.
Base prices, before upgrades, start at $295,990. The development's landscape maintenance assessment district will cost homeowners $180 more per year.
Sales will begin today, and the first homes are expected to be ready to occupy in December.
Valley Blossom homes will be certified by the Environments for Living program as being energy efficient because of their insulation, heating and air conditioning design, appliances and windows.
The sales office is at 2727 Tapestry St., off Rose Park Lane, in Manteca.

In Modesto, Pacific Pride Communities has opened a new development, Pinnacles at Sunrise, and it's offering special pricing for completed homes.
The 59-lot subdivision is offering $40,000 off the regular price for eight of its homes. One of those houses, with 1,362 square feet, is priced at $291,000.
Pinnacles is building five floorplans, ranging in size from 987 to 2,120 square feet. The lots are 4,000 to 8,000 square feet.
Base prices for the homes range from $289,900 to $367,900, before upgrades or discounts.
The development is in a special taxing district that adds about $1,725 a year to property taxes.
Models have opened for tours. The sales office is at 2308 Hidden Island Court, off Hillglen Avenue, in Village I.
