Stanislaus County home prices have soared during the past year, rising by a higher percentage than just about anywhere else in California.
The median sales priced hit $192,750 in February, which was 36.2 percent more than the year before and $2,750 more than January.
Stanislaus prices now are back to about what they were during the summer of 2002. Of course, that was before they climbed to dizzying heights and subsequently crashed to depressing depths.
The climb back to normal, however, clearly has begun. That’s also the case statewide. California home sales prices rose 22.8 percent to a median $355,000, according to DataQuick sales statistics for February.

Southern Turlock home prices and those in several of Stanislaus’ smaller cities did particularly well. Prices in Turlock’s 95380 ZIP code were nearly 76 percent higher this February than last. And Waterford, Oakdale, Patterson and Ceres homes all sold for about 50 percent more compared with last year.
On the flip side, median-priced homes in southwest Modesto’s 95351 ZIP code sold for 6.6 percent less last month – $92,500 – than during February 2013. It was about the only place in Stanislaus with substantial home sales that saw values fall.
Compare homes there with the astounding prices San Francisco homes are fetching. The median price in the city by the bay hit $945,000 last month, which was about a quarter-million dollars more than last year.
San Francisco homes now sell for more than twice as much as those in Los Angeles County ($426,000), four times more than San Joaquin County ($225,750) and five times more than Tuolumne County ($185,500).
