Small-town homes bring higher prices

Sometimes size does matter.

When it comes to real estate prices, some small towns are doing much better than big ones in the Northern San Joaquin Valley. That's apparent when you look at the median price per square foot for homes sold in September.

Hughson, Hickman, Oakdale, Salida, Escalon, Ripon and Livingston sold homes with a median price per square foot above $100. That was far above the selling price for most Modesto neighborhoods.

Small foothill towns in Tuolumne County sold for a median $145 per square foot last month. Homes in that mostly rural county sold for a median $225,000, far above Stanislaus County's $140,000 median, according to sales statistics gathered by MDA DataQuick.
