PATTERSON — Word has leaked that Restoration Hardware is the company negotiating to build a 1.5 million-square-foot warehouse and distribution center in west Patterson, which is expected to create hundreds of jobs in Stanislaus County.
If construction proceeds as planned, it would be among the largest distribution centers in the world and the region’s biggest building.
As of Thursday afternoon, however, no land sale had been legally recorded for the proposed 90-acre construction site off Rogers Road and no formal announcement had been made revealing the buyer’s identity.
Patterson city officials approved the deal last month, using only its code name: Project XX.
Restoration Hardware describes itself as “a curator of design, taste and style in the luxury lifestyle market.” It sells furniture and other high-end home products through its retail galleries, online and catalogs, which it calls source books.
The company’s stock is traded on the New York Stock Exchange under the ticker symbol RH, which also is how the company refers to itself. It posted net revenues of $366.3 million during the first quarter of 2014, which was a 22 percent increase from the same quarter a year ago.
Those involved with the Patterson deal will confirm only that the gigantic warehouse is for a nationally known retailer.
But close scrutiny of a site plan submitted to the Patterson Planning Commission reveals the developer’s name: WR Griffin Patterson LLC. That corporation’s legal documents list the same Atlanta address as Weeks Robinson Development & Management LLC.
Weeks Robinson has been developing warehouses for Restoration Hardware for the past several years. In 2012, Weeks Robinson leased a 1.2 million square-foot distribution center to the retailer near Baltimore, Md. Last fall, it leased an 858,000-square-foot distribution center near Dallas to the company.
Restoration Hardware already operates a much smaller distribution center in Tracy. It is not known what might happen to that center and its more than 100 employees if the Patterson project is built.
The corporation is headquartered is in Corte Madera in Marin County. It has stores scattered throughout the United States, plus a couple in Canada, but none in the San Joaquin Valley.
It sells luxury furniture, lighting, textiles, bathware, décor, outdoor and garden products, and items for babies and children.
“We serve as a curator of the finest historical design the world has to offer,” the company states on its website. “Our collections of timeless, updated classics and authentic reproductions provide a unique point of view and an unmatched combination of inspired design, high quality and unparalleled value.”
What would attract the company to Patterson likely is its easy access to Interstate 5.
The proposed warehouse would be built near the 1 million-square-foot Amazon fulfillment center, which opened in the fall.
Amazon has hired more than 300 employees, but how many Restoration Hardware might hire hasn’t been announced. The approved plans, however, include 371 parking spaces.
Kohl’s clothing, the CVS Caremark drugstore chain, Grainger industrial supply and Affinia automotive parts also have opened big warehouses west of Patterson since 2006.
The land being considered for Restoration Hardware is owned by Jeffrey Arambel and is part of Arambel Business Park. The site plan for the project shows a single massive building, 40 feet high and lined with truck docks.
Patterson’s Planning Commission approved the plans in early May, and an announcement that the deal was done was expected by early June. Whether a problem has delayed the project hasn’t been made public.
The only thing a Restoration Hardware representative told The Bee when asked in early June about the Patterson project was that “RH has not committed to that location.”
But many of those involved in commercial development have been talking for weeks about Restoration Hardware being Project XX, and a supposed confirmation of that started appearing online Thursday.
