Stanislaus County home prices dip in November but remain far above last year

Home sales prices dipped a bit in November in Stanislaus County, but houses continue to fetch far more than they did last year. The median-priced home sold for $185,000 last month, compared to $190,000 in October, according to just-released numbers from DataQuick.

Stanislaus homes sold for 23.3 percent more this November than they did in November 2012. But fewer houses than usual sold last month. Only 421 homes closed escrow in November, down 31.4 percent from the year before.

Home prices held steady in San Joaquin County last month. The median sales price was $230,000, the same as it was in October. That’s 21.7 percent more than San Joaquin homes were selling for a year ago.

Merced County housing data was not available from DataQuick.

Despite the big increases in Stanislaus and San Joaquin home prices this year, homes here continue to sell for far less than those elsewhere in California.

The median price paid statewide was $360,000, which was 23.7 percent more than during 2012.
