— After more than 35 years running his own Modesto brokerage firm, Brian Velthoen is joining PMZ Commercial Real Estate.

All five staff members of Velthoen Associates Commercial Brokers will join PMZ on June 1.

"I've admired PMZ from afar for many years," said Velthoen, calling PMZ's website and technological infrastructure superior and "cost prohibitive to replicate."

Velthoen's firm specializes in industrial, office and retail real estate transactions, along with investment property, land acquisition, development deals and entitlement services.

He and his associates will retain their clients, but they will move into PMZ's Scenic Drive headquarters.

"We're going to be able to take advantage of PMZ's investment in technology and marketing," said Velthoen, 65. He said joining PMZ will make it easier to comply with expanding regulatory requirements. "At this point in my life, I just want to focus on my clients and my deals."

PMZ Commercial has 20 sales and leasing professionals on staff, led by Duke Leffler.

"I've always had tremendous respect of Brian's expertise and ethics," Leffler said. By pooling their efforts rather than competing, Leffler said, clients of both companies will benefit.

"Brian and Duke are transactional gurus ... and together they're a dream team," said Mike Zagaris, who oversees PMZ, which includes commercial and residential real estate divisions, Scenic Oaks Funding, PMZ Insurance Services and Liberty Property Management.
