MODESTO — If you've been through Waterford in recent years, you've probably seen Beans.
The coffee shop opened in 2007 and occupies a highly visible spot along Yosemite Boulevard. I stop at Beans most times my travels or assignments take me to or through Waterford.
Now, I'll be able to get my caffeine fix closer to home. Beans owner Perry Keyes, who runs some Mountain Mike's pizzerias in the area, decided to expand his coffee business into Modesto.
Beans, located in a former coffee drive-through at 615 Kansas Ave., opened this weekend. In addition to the regular array of coffee drinks, the shop offers breakfast wraps, smoothies, cookies and snacks.

The locally owned restaurant, which has locations in McHenry Village and on Oakdale Road, is expanding into Angels Camp. Work is set to begin within the next month or so on the former KFC location at Route 49 and Murphys Grade Road, according to a news release from the owners of the property.
Rudy Ortega, an architect who works in the Angels Camp, Copperopolis and Murphys areas, will start work on a design to renovate the building, giving it a more barnlike appearance.

Valbridge will provide independent valuation and advisory services for assorted types of commercial properties, subdivision land and multiunit residential complexes. Hulberg & Associates was one of California's largest appraisal firms, and John Hillas ran its Modesto office. Hillas now is a managing director at Valbridge.
