Stanislaus home values inch up

Stanislaus County home values edged up a little in August, hitting a $140,000 median home sales price. That's 3.7 percent more than August 2011, but it's the same price Stanislaus homes sold for last October.

Since January 2009, when the region's housing market hit bottom, the county's median home price has fluttering between $140,000 and $125,000, according to DataQuick sales statistics.

In San Joaquin County, last month's median sales price was $165,000, up 3.1 percent from the year before.

Real estate values elsewhere in California are recovering much faster. The state's median home sales price last month was $281,000, up 12.9 percent from August 2011.

The Bay Area market is particularly booming. The median-priced San Francisco home sold for $700,000 in August, a 13.2 percent increase from last year.

That means buyers could have purchased five houses in Stanislaus for the same price as one home in San Francisco. Back in 2005 when Stanislaus prices were peaking, its homes were selling for about half what San Francisco homes fetched.
