Home sale prices remained fairly stable in August, with Stanislaus County homes selling for a median $135,000, RealQuest data shows. That's the same amount homes sold for a year ago.

The price per square foot, however, has declined by 8 percent since August 2010. The median priced home sold for only $81 per square foot last month. At the peak of Stanislaus' housing market in late 2005, homes sold for a median $247 per square foot.

San Joaquin County homes last month sold for a median $83 per square foot. The median home sales price there was $160,000, which was 3 percent less than August 2010.

The most expensive homes sold in the region were in Ripon, where the median sales price last month was $302,500. That worked out to $110 per square foot. Just a couple miles south of Ripon in Salida, by contrast, the median priced home sold for $139,000. That was just $86 per square foot.
