Developer offers low prices for its 3 single-story designs

-- Florsheim Homes' new development, Valley Glen, will have its grand opening Saturday. The public can view model homes starting at 10 a.m.

The three single-story designs and relatively low prices will impress buyers, predicted Joseph Anfuso, president of the Stockton-based Florsheim Homes.

The homes have three to five bedrooms and range from 1,511 to 2,003 square feet. There are 41 lots in the subdivision, and they average about 6,500 square feet each.

Valley Glen's base price for homes, before upgrades or optional features, is $174,900 to $205,900, depending on the model.

That's about $50,000 less than what similar-sized homes were selling for there in 2003, when the subdivision was called Sterling Glen and the builder was JKB Homes.

Florsheim bought the remaining lots from JKB — complete with streets, curbs, gutters, sidewalks and utilities — for about $25,000 each last year. During the real estate boom six years ago, such lots were valued at up to $150,000 each.

Valley Glen home buyers will not have to pay extra Mello-Roos property taxes, but they will be billed about $250 per year to support the development's lighting, landscape and maintenance district.

During the past 28 years, Florsheim Homes has built more than 5,000 single-family homes in the Central Valley.

Its current developments include Valley Oaks in Riverbank, Valley Classics in Newman and Valley Blossom in Manteca. It is selling large lots for custom homes in The Estates in Turlock.
