Despite the tough real estate market, Northern San Joaquin Valley agents offered tips to help homeowners sell their houses more quickly:

• PRICE: Research similar homes for sale in the neighborhood, and make sure your house has one of the lowest prices.

• CURB APPEAL: Spruce up the front of the house. Cut the grass and edge the borders. Make sure the door has fresh paint.

• ODORS: Beware of unpleasant odors, especially from pets or smoking. Use neutral, pleasant scents to make the house smell clean, but don't overdo it.

• KITCHEN: Clear the counters of all appliances and other accessories, and place flowers on the table for a finishing touch.

• LIVING ROOM: Reduce the clutter, including personal pictures. Buyers want to see the house and themselves in it, not your belongings.

• BATHROOMS: They should be spotless. Replace the shower curtain if it looks old or dirty. Colorful soaps can spice up the space.
